We spent a lot of time and money trying to open our second restaurant in Worchester, Ma. It was not an easy task since it was new construction, no historic income and Restaurant Financing at that time was very hard to obtain, never mind a start up loan.

I wanted to thank you for your efforts and expertise that allowed us to close on the above captioned project (Exmore Convenience).This transaction was one of the more challenging files I have dealt with in a long time.
The borrowers came to us and were in technical default on their loan with the bank. The property had recently been converted from owner occupied to investment property with a very limited financial history as an investment property. One of the guarantors had absolutely no credit
history. These were the challenges we knew going into the deal, only to learn there were many more that had to be overcome. The clients did not disclose information about their background that would have precluded many lenders from continuing. There were liens found on the property and environmental reporting requirements out of compliance. The appraisal returned a value far less than was anticipated leaving the payoff amount on the property near 100% of appraised valued.
We appreciate your partnership and tenacity in working thru these issues. As each one arose you found a solution to the problem, including working with the bank to get a significant discount on the outstanding note. At the eleventh hour, when the client was uncooperative, you made adjustments and concessions that I doubt any other lender would make that allowed the deal to close.
I have no doubts that had this file been with any under lender, it would have never closed. I look forward to working with you in the future on many more transactions.
