New Construction Lending; Construction Guidelines
- Purpose: Ground-Up Commercial Construction Developments only
- Eligible Property Types: All commercial property types considered
- Experience: Prior construction experience highly preferred
- Loan: Construction to Permanent
- Construction Period: Interest accrued during construction & stabilization periods
- Recourse: Non-Recourse Personally with Bad Boy Clauses
- Pre-Payment Penalty: None
- Loan to Cost: LTC 85%
- Down Payment: 15% can be a combination of cash, equity partners, bonds, etc.
- Project Status: Must be shovel ready or will be within 90 days
- General Contractor: Must have similar projects completed successfully and be licensed, insured, & bonded
- Debt Service Coverage Ratio: DSCR of 1.25x upon project stabilization
- Credit Score: No Minimum Score Required
